These service terms apply to the online service that is produced and managed by Finland Cottage Rentals (business ID 2020050-1) and which means the holiday property rental platforms of www.finlandcottagerentals.com (in English) and www.mokkivuokraamo.fi (in Finnish). By adding your holiday property to our service and by paying the required annual fee, you agree to these service terms.
Finland Cottage Rentals (or Suomen Mökkivuokraamo in Finnish) in these terms is the service provider. Owner means either a private person (or persons) or a business that is the legal owner of a holiday property. Holiday property means a cottage, villa, holiday apartment, houseboat, igloo or a similar property that is offered for rental on our platforms. Customer means a person or a business, that uses our platforms and books a holiday property from its owner via, or with the help of, our service.

We advertise holiday properties on our platforms for an annual fee. The owner will be charged the annual fee yearly, unless the service is terminated.

Our service comprises two high quality Finnish and English language platforms, where the customer can find and book holiday properties in all areas of Finland. Bookings via our platforms are made direct to the owner and we do not charge commission. Customer can make a booking online, by phone, or by sending a message to the owner via our contact form. It is also possible to direct the customer to make their booking via the owner’s own website. Owner’s own booking terms apply.
The owner manages holiday property details, rental prices, availability calendar and online bookings via WebiaBooking system, which is owned and developed by Webia Oy (business ID 3013481-9) (https://webia.fi).

Our responsibilities include advertising and marketing our holiday properties and platforms in Finland and abroad, maintaining and updating our platforms and directing our domestic and international customers to book with our owner partners.
We write the holiday property descriptions in Finnish and English but are not responsible for the accuracy of the property details provided by the owner. We are not a party to any rental agreements or payment obligations that arise from bookings made via our platforms, and these agreements are only between the customer and the owner.
We may use the holiday property photos provided by the owner in our general marketing on our platforms or in social media, unless the owner has clearly expressed that it is not allowed. Holiday photos that have been edited by us cannot be used without our permission on any other holiday property rental platform.
We reserve the right to develop and update our platforms in any way we see fit, and to undertake maintenance that may cause temporary short-term interruptions to our service. Possible technical faults in WebiaBooking or on our platforms will be fixed as soon as possible.

The owner’s responsibilities include managing holiday property details, keeping the availability calendar up to date, responding to customer enquiries and handling all bookings and customer payments.
The owner must act responsibly as a lessor and ensure that the holiday property details are presented to the customer on our platforms truthfully and in the way that the customer is not mislead in any way. The owner must also ensure that the holiday property is offered to the customer in no less than impeccable condition.
The owner may handle the bookings and customer payments as they see fit, but it is the owner’s responsibility to handle all bookings and payments with due care and by following the usual legal obligations of a lessor.

By adding your holiday property to our service, you give us permission to handle your personal data in the way stated in our privacy statement.

Finnish law is applied to these service terms. Both parties must aim to solve possible disputes by negotiation. If no agreement can be reached, a private holiday property owner may seek help from the Consumer Advice Bureau, or take the issue to the Consumer Disputes Board. Our liability, where a dispute cannot be solved by negotiation, is limited to one annual fee.

The service is provided on an ongoing basis. The owner will be invoiced for the annual fee unless the service has been terminated by email before the next annual fee is due. If the owner terminates the service before the year ends, the annual fee, or any part of it, will not be returned.
The service will be immediately terminated, if the owner has been found to break these terms or their responsibilities as a lessor. The annual fee, or any part of it, will not be returned and no damages will be paid for any unused subscription.
We reserve the right to adjust the annual fee yearly and to amend these terms when necessary.
